ANÁLISE COMPARATIVA ENTRE OS SISTEMAS CONSTRUTIVOS “PAREDE DE CONCRETO” E “ALVENARIA ESTRUTURAL”: INSUMOS, PRODUTIVIDADES E PRAZOS PARA UMA OBRA RESIDENCIAL MULTIFAMILIAR DE BAIXO PADRÃO

Resumo

Considerando o atual panorama habitacional brasileiro, onde existe um déficit de casas populares, faz-se necessário a adoção de modelos construtivos eficientes, racionalizados e econômicos. O presente trabalho possui como objetivo principal realizar um comparativo entre os métodos Parede de Concreto e Alvenaria Estrutural, sistemas em grande crescimento para a construção em larga escala de habitações de interesse social. Para isto, comparou-se o tempo de execução da estrutura em um empreendimento residencial multifamiliar. No estudo são detalhados todos os insumos utilizados nas duas metodologias, apresentando suas respectivas características, quantitativos, sequências executivas e manifestações patológicas, enfatizando as particularidades presentes. Ao final, é exposta uma análise comparativa, cuja teve como base uma obra já finalizada que fez uso do sistema Parede de Concreto. Com base na Linha de Balanço, temos que a estrutura em Parede de Concreto é realizada em aproximadamente metade do tempo. Para a Alvenaria Estrutural, seria possível atingir um prazo similar caso o número de colaboradores fosse dobrado. Entretanto, algumas vantagens da Alvenaria Estrutural serão expostas, como menor consumo de aço e uso de mão-de-obra menos especializada.

Abstract

Considering the current Brazilian housing panorama, where there is an immense deficit of popular houses, it is necessary to adopt efficient, rationalized and economical construction systems. The present work has the main objective of carring out a comparison between the Concrete Wall and Structural Masonry methods, systems in great growth for the large-scale construction of housing of social interest. Therefore, the time of execution was compaired in a multifamiliar establishment. In this study, all the inputs used in the two methodologies are detailed, presenting their respective characteristics, quantitative, executive sequences and pathologies, emphasizing the present particularities. At the end, a comparative analysis is exposed, which was based on an already finished construction that made use of the Concrete Wall system. Based on the Line of Balance, it is known that the Concrete Wall structure is carried out in approximately half the time. For Structural Masonry, it would be possible to reach a similar deadline if the number of employees was doubled. However, some advantages of Structural Masonry will be exposed, such as less steel consumption and use of less specialized labor.
